Hours of Operation for Permits, Plan Review & Inspections


Building, Zoning and Planning offices in Suite 250, Village Hall, are open between 7:30 a.m. and 3:30 p.m.

Permits, Plan Reviews and Contractor Registrations are processed at the Front Desk. The telephone is (305) 365-5501.

Front Desk hours are as follows:

  • Permit Activity / Information from 7:30 a.m. until 12:30 p.m., Monday-Thursday

  • Plan processing from 7:30 a.m. until 11:30 a.m., Monday-Thursday

  • Please note: NO PERMIT ACTIVITY OR WALK-THROUGHS ON FRIDAYS

 
Inspection Requests

Inspection requests are accepted daily at (305) 365-5512 between 8:30 a.m. and 3:30 p.m. or at any time online. Instructions on how to to search for a permit or request an inspection are available here. Please note the following:

  • One business day notice is required to schedule an inspection

  • Inspection is performed within two (2) business days

  • Building, Electrical and Plumbing inspections will occur between 10:30 a.m. and 2:00 p.m. Monday-Friday. Mechanical inspections will occur between 10:30 a.m. and 2:00  p.m. Monday-Thursday.

Zoning Code

 
Copies of the Village Zoning Code Book can be obtained from the Front Dest Permit Clerks at a cost of $20.00 per copy. Alternatively, the Zoning Code, comprising Chapter 30 of the Village of Key Biscayne Code, can be viewed online (external link to municode.com).
