Vacation Rentals

 

This information serves as a reminder of the restrictions and obligations you have within the Village of Key Biscayne as a registered short-term rental property owner. 

 

Those single-family homes registered as short-term rentals must adhere to the minimum rental period of 15 continuous days.  While a property of this type may rent for a longer period, a shorter rental period is prohibited.  Condominium units within associations that contain regulations for short-term rentals must abide by the particular by-laws of the condominium association.

Additionally, responsibilities may apply to your property in order to maintain the quality of the surroundings.  The property owner must manage or relay these responsibilities to each renter so that the value and character of the neighborhood is maintained. 

Single-family trash schedule: North of West McIntyre Street: garbage pick-up on Tuesday and Friday; recycling every Wednesday; yard trash every Friday with garbage. South of West McIntyre Street: garbage pick-up on Monday and Thursday; recycling every Wednesday; yard trash every Thursday with garbage.

 

Noise is limited to the hours of 7:00 a.m. – 11:00 p.m. Monday-Thursday, 7:00 a.m. – 12:00 a.m. Friday, 8:00 a.m. – 12:00 a.m. Saturday and Holidays, and 8:00 a.m. – 11:00 p.m. Sunday.

 

Over occupying the premises is a source of complaints from permanently residing homeowners. Parking must be maintained solely within the property, with no parking on swales or streets affecting local traffic.

Other restrictions applicable to your property may include prohibiting the use of gas-powered leaf blowers by your maintenance company as well as maintaining the property debris free and maintained according to the Village of Key Biscayne Code: Property Maintenance Standards, Section 5-3.
